Wikinews reporter Iain Macdonald has performed an interview with Dr Isabella Margara, a London-based member of the Communist Party of Greece (KKE). In the interview Margara sets out the communist response to current events in Greece as well as discussing the viability of a communist economy for the nation. She also hit back at Petros Tzomakas, a member of another Greek far-left party which criticised KKE in a previous interview.

The interview comes amid tensions in cash-strapped Greece, where the government is introducing controversial austerity measures to try to ease the nation’s debt-problem. An international rescue package has been prepared by European Union member states and the International Monetary Fund – should Greece require a bailout; protests have been held against government attempts to manage the economic situation.

Les Paul, the American jazz guitarist whose eponymous electric guitar remains one of the most popular and influential designs of musical instrument in modern history, has died at the age of 94 of complications from pneumonia.

Born Lester William Polfuss in 1915 in Waukesha, Wisconsin, United States, Les Paul was establishing himself as a jazz musician in Chicago when in 1939 he built “The Log”, reputed to be the first solid-body “Spanish-style” electric guitar ever made. Discussions with Gibson Guitars led to the development of the Gibson Les Paul guitar, which with its unprecedented tonal properties (caused in part by its unprecedented weight) quickly established itself among players of both the emerging rock & roll style of music and the developing electric blues.

Paul was also a pioneer of recording techniques. Paul’s experiments with multi-tracking in the 1940s led to a string of chart successes with songs like “How High The Moon“, in which Paul’s guitar work and then-wife Mary Ford‘s vocals appeared a novel many-layered setting, Paul playing up to eight guitar parts and Ford harmonizing with herself.

Although Paul entered semi-retirement in his 50s, he remained active and performing almost until his death; his last album was released in 2006. Les Paul received a number of accolades throughout his career: he was the recipient of numerous Grammy awards, an inductee into the Rock and Roll Hall of Fame, and the namesake of the Mix Foundation‘s Les Paul Award for “individuals or institutions that have set the highest standards of excellence in the creative application of audio technology.” He was also the subject of two biographical films.

While Les Paul had no children, he is survived by a godson, the guitarist Steve Miller.

Aging well on the outside does not require the cosmetic injections. There are hundreds of different creams on the market. Each provides varying results. Some are obviously more effective than others. As with the injections, one of your major concerns should be safety.

Scientists have discovered a place on the outside part of AIDS virus that might be vulnerable to antibodies blocking the virus from infecting human cells. This could mean that an anti-HIV vaccine is possible in the future.

According to Peter Kwong, researcher at U.S National Institute of Health (NIH), this study is likely to contribute to finding HIV’s “site of vulnerability” which could then be targeted with a vaccine that prevents the initial infection.

The team of researchers have made atomic-level images of HIV and revealed the structure of a protein on the surface of the virus. This protein, called gp120, binds to an infection-fighting antibody and seems to be susceptible to attacks by this antibody called ‘b12’. B12 can broadly neutralize the virus.

Researchers detailed the precise interaction as the virus tries to hook on to and infect cells sent to protect the body. They have captured an image of how the virus of human immunodeficiency attacks the human cells. Dr. Gary Nabel, an NIH vaccine expert and a co-author of the research, describes this first contact between the virus and the cells as a ‘cautious handshake’ which then becomes a ‘hearty bear hug’. The virus grabs and infects the cells that are aimed at protecting the body.

Then the virus mutates quickly to fight the immune system’s attacks as well as to counter the effect of antibodies that block the proteins with help of which HIV binds to a cell to infect it.

Scientists agree that a vaccine against AIDS would be an ideal way to stop the pandemic of this disease, but, with all importance of these findings, much work and studies are still needed. This implies that any vaccine against AIDS is probably still many years away.

The AIDS virus has killed more than 25 million people since it was first detected in 1981. Sub-Saharan Africa is the most severely affected by the epidemic. Approximately 40 million people live with HIV.

About a dozen potential vaccines are currently under development. Two products, one by Merck and one by Sanofi-Aventis, are now in advanced human trials.

At least six suspects, wanted in connection with a failed car bomb attempt in Times Square, New York City on May 1, have been arrested by authorities in Pakistan. The arrests follow a visit to Pakistan by two high-ranking American security officials—US National Security Adviser Gen James Jones and Leon Panetta, director of the Central Intelligence Agency (CIA), both of whom praised Pakistan for its efforts in tracking down suspects in the bomb attack.

Amongst those arrested are the co-owner of a large company which provides catering to several embassies in Pakistan and a major in the Pakistani Army, though the Army released a statement denying any involvment. Some are believed to have been educated in the United States. A notice on the website of the US embassy in Islamabad reported that the catering company co-owned by one of the suspects had links to terrorism and has since advised US citizens against using the firm.

Those arrested are believed to have had links with Faisal Shahzad, the primary suspect in the bombing, who was arrested on May 3 on board an aircraft at New York’s JFK Airport.

One source told Reuters: “We are investigating whether Ashraf has provided any financial support to Faisal because Ashraf and his father are rich people and they run a very big catering business” though another stated that “[t]hey may be innocent because being friends does not mean you are involved in the activities of your friends”.

The suspects are currently being detained by the Pakistani security services, who are known to have close links with the CIA, to the extent of allowing CIA officials access to prisoners.

1) Maintain Market Rental Rates

You have to regularly watch the market for rental rate increases. If your competition has increased rents on comparable properties then you should not hesitate to increase your rents as soon as possible. That is, of course, assuming that your rental agreements permit and provided that your property is not under rent-control regulations.

You shouldn’t be timid to raise rents for fear of driving out good tenants without just cause. Real estate investors must also understand what the highest and best use is for their property. If your property, for instance, is being used as apartments when there is a shortage and high demand for office space in the neighborhood that would warrant a higher price per square foot than the residential use, perhaps you should consider a change in use.

This would undoubtedly require making capital improvements to the property, but it might be warranted if it means attracting higher income from higher-paying tenants that at the end of the day would increase your long-range returns.

4) Utilize the Property’s Full Rent Potential

A smart investor will seldom give away for free what can be rented, and always rents every bit of the property possible. For example, areas like storage space or garages are regularly rented separately to tenants occupying a unit in the building. So unless they are already made part of the rental agreement, provide them for an additional charge.

The idea is know your property and to be creative; never take any area or space that has the potential to generate rental income for granted, and whenever reasonable possible, charge additional rent for it.

5) Reduce Operating Expenses

It’s common knowledge that profits increase when expenses are reduced. So examine what your annual operating expenses have been running and make sure that they don’t exceed the absolute minimum amount it takes to operate the property. The San Diego, California suburb of Chula Vista has responded to the recent housing crisis with an aggressive blight control ordinance that compels lenders to maintain the appearance of vacant homes. As foreclosures increase both locally and throughout the United States, the one year old ordinance has become a model for other cities overwhelmed by the problem of abandoned homes that decay into neighborhood eyesores.

Chula Vista city code enforcement manager Doug Leeper told the San Diego Union Tribune that over 300 jurisdictions have contacted his office during the past year with inquiries about the city’s tough local ordinance. Coral Springs, Florida, and California towns Stockton, Santee, Riverside County, and Murietta have all modeled recently enacted anti-blight measures after Chula Vista’s. On Wednesday, 8 October, the Escondido City Council also voted to tighten local measures making lenders more accountable for maintenance of empty homes.

Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.

Under the Chula Vista ordinance lenders become legally responsible for upkeep as soon as a notice of mortgage default gets filed on a vacant dwelling, before actual ownership of the dwelling returns to the lender. Leeper regards that as “the cutting-edge part of our ordinance”. Chula Vista also requires prompt registration of vacant homes and applies stiff fines as high as US$1000 per day for failure to maintain a property. Since foreclosed properties are subject to frequent resale between mortgage brokers, city officials enforce the fines by sending notices to every name on title documents and placing a lien on the property, which prevents further resale until outstanding fines have been paid. In the year since the ordinance went into effect the city has applied $850,000 in fines and penalties, of which it has collected $200,000 to date. The city has collected an additional $77,000 in registration fees on vacant homes.

Jolie Houston, an attorney in San Jose, believes “Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.” Traditionally, local governments have resorted to addressing blight problems on abandoned properties with public funds, mowing overgrown lawns and performing other vital functions, then seeking repayment afterward. Chula Vista has moved that responsibility to an upfront obligation upon lenders.

That kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.

As one of the fastest growing cities in the United States during recent years, Chula Vista saw 22.6% growth between 2000 and 2006, which brought the city’s population from 173,556 in the 2000 census to an estimated 212,756, according to the U.S. Census Bureau. Chula Vista placed among the nation’s 20 fastest growing cities in 2004. A large proportion of local homes were purchased during the recent housing boom using creative financing options that purchasers did not understand were beyond their means. Average home prices in San Diego County declined by 25% in the last year, which is the steepest drop on record. Many homeowners in the region currently owe more than their homes are worth and confront rising balloon payment mortgages that they had expected to afford by refinancing new equity that either vanished or never materialized. In August 2008, Chula Vista’s eastern 91913 zip code had the highest home mortgage default rate in the county with 154 filings and 94 foreclosures, an increase of 154% over one year previously. Regionally, the county saw 1,979 foreclosures in August.

Professionals from the real estate and mortgage industries object to Chula Vista’s response to the crisis for the additional burdens it places on their struggling finances. Said San Diego real estate agent Marc Carpenter, “that kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.” Yet city councils in many communities have been under pressure to do something about increasing numbers of vacant properties. Concentrations of abandoned and neglected homes can attract vandals who hasten the decline of struggling neighborhoods. Jolie Houston explained that city officials “can’t fix the lending problem, but they can try to prevent neighborhoods from becoming blighted.”

CEO Robert Klein of Safeguard, a property management firm, told the Union Tribune that his industry is having difficulty adapting to the rapidly changing local ordinances. “Every day we discover a new ordinance coming out of somewhere”, he complained. Dustin Hobbs, a spokesman from the California Association of Mortgage Bankers agreed that uneven local ordinances are likely to increase the costs of lending. Hobbs advised that local legislation is unnecessary due to California State Senate Bill 1137, which was recently approved to address blight. Yet according to Houston, the statewide measure falls short because it fails to address upkeep needs during the months between the time when foreclosure begins and when the lender takes title.

Last week, on December 8, US-based software company Red Hat announced plans to shift their focus away from CentOS in favour of CentOS stream.

Started in 2004, CentOS has been a free-of-cost free/libre open source software which provided binary-code compatibility with Red Hat Enterprise Linux (RHEL) — Red Hat’s GNU General Public Licensed paid operating system. Gregory Kurtzer told Wikinews he started CAOS Linux around the time when Red Hat announced End of Life for their Red Hat Linux in favour of subscription-based Red Hat Enterprise Linux. CAOS was succeeded by CentOS when Rocky McGaugh, a developer of CAOS rebuilt the source code of RHEL to provide a monetarily free alternative. CentOS was absorbed into Red Hat in 2014, with Red Hat gaining the trademark rights of “CentOS”.

Red Hat also sponsors the development of the Fedora operating system. Until now, software development took place on Fedora, which was later adopted in RHEL, which the Red Hat maintained and provided support for, for those customers who had RHEL subscription. CentOS would then follow RHEL’s release cycle to provide the same features free of cost, but without the support.

Stream was announced in September 2019, just two months after Red Hat was acquired by IBM. CentOS Stream’s development cycle had new features added to it before the features became a part of RHEL. Stream receives more frequent updates, however, it does not follow RHEL’s release cycle.

With CentOS Stream, developments from the community and the Red Hat employees would take place beforehand on both Fedora, and Stream as a rolling release, before those features are absorbed into RHEL. CentOS followed the release cycle of RHEL and therefore it was a stable distribution. Features available in CentOS were tried and tested by Fedora, and then RHEL maintainers.

Red Hat’s Chief Technical Officer Chris Wright wrote in the announcement “CentOS Stream isn’t a replacement for CentOS Linux; rather, it’s a natural, inevitable next step intended to fulfill the project’s goal of furthering enterprise Linux innovation.” Since the announcement was made, many people expressed their anger on Internet Relay Chat (IRC), Reddit and CentOS project’s mailing list. CentOS 8’s End of Life (EOL) has been moved up from May 2029 to December 31, 2021, while CentOS 7 is expected to receive maintenance updates through June 2024, outliving CentOS 8.

Soon after Red Hat’s announcement, Kurtzer announced his intentions to develop Rocky Linux, to fill the role CentOS had been playing for so long. Kurtzer said Rocky Linux was named after Rocky McGaugh. “Thinking back to early CentOS days… My cofounder was Rocky McGaugh. He is no longer with us, so as a H/T [hat tip] to him, who never got to see the success that CentOS came to be, I introduce to you…Rocky Linux”, Kurtzer wrote. Wikinews discussed with Kurtzer the beginning of CentOS, and future of Rocky Linux.

While no formal date of release has been announced for Rocky Linux, Kurtzer said they are planning to release the CentOS replacement before the end of life of CentOS 8. Kurtzer also said Rocky Linux will run on both x86-64 and ARM-based processors, and CentOS users would be able to convert their OS to Rocky Linux just by running a single command.

Saying Rocky Linux is for the community, Kurtzer said he “take[s] the responsibility of ensuring that all decisions are in favor of the community and the project and free from corporate control” including his own company. Talking about the attention from the userbase Rocky Linux has received, Kurtzer said, “I have never seen an open community come together this fast and be this passionate about working together towards a common goal.”
